Context
The project involved combining two adjacent 302-square-meter apartments to create a substantial duplex residence of 604 square meters distributed across two levels. This consolidation strategy transforms standard apartment units into a custom family home with the spatial generosity and programmatic diversity typically associated with single-family houses rather than multi-unit residential buildings.
The decision to merge units rather than purchase a single large apartment likely reflects either the unavailability of appropriately sized units within the building or the desire to occupy a specific location while achieving greater area than standard floor plans provide. The two-level distribution creates opportunities for vertical spatial organization that separates public and private zones, active and quiet functions, or adult and children's areas in ways impossible within single-floor apartments.
Design Principles
The programmatic organization provides four bedrooms with differentiated levels of privacy and amenity. The master bedroom and one additional bedroom each receive en-suite bathrooms and walk-in closets, creating self-contained private suites appropriate for parents and either older children or frequent guests. The remaining two bedrooms share a bathroom and walk-in closet, an arrangement suitable for younger children or less frequent occupancy while still providing dedicated sleeping quarters and adequate storage. This hierarchical bedroom configuration acknowledges that different household members have varying privacy requirements and that spatial resources should be allocated accordingly rather than providing identical accommodations regardless of use patterns.
Beyond conventional residential functions including living room, dining room, kitchen, service area, and guest bathroom, the layout incorporates numerous specialized spaces supporting diverse family activities and lifestyle requirements. A family room provides casual gathering space distinct from the formal living room, enabling simultaneous activities without conflict. A painting room accommodates artistic pursuits requiring dedicated space and tolerance for creative mess. An office supports remote work or household management without commandeering dining tables or bedrooms. A playroom contains children's activities and toys in dedicated space rather than allowing them to colonize shared areas. Storage spaces address the substantial organizational demands of large households. A bar with wine cellar creates sophisticated entertaining infrastructure. A service room accommodates live-in domestic help. A spectacular terrace with grill extends living space outdoors while providing the outdoor cooking and dining amenities increasingly expected in premium residences. This programmatic richness transforms the apartment from generic housing into a highly customized family residence calibrated to specific lifestyle patterns, demonstrating how the combination of standard units can generate bespoke domestic environments rivaling custom single-family homes in spatial diversity and functional accommodation.
